Steering rack leak...photo

So, I was just under my truck in attempt to figure out the best way to remove my starter...when I looked at the boot of my steering rack and there is fluid/grease leaking out of it...it's not power steering fluid i don't think because the level has never gone down in the truck...and both of the hard lines going into the rack are dry.could someone point me in the right direction? It doesn't seem good...

Is there a joint under that boot that is grease-able? The boot is in excellent shape its just coming from under that boot. The other side seems tight...

Looks like maybe an o-ring is shot?

Never seen one leak before... I'd either hit up DeathCougar for a used rack or check on TTORA for a used rack. Lots of guys do straight axle swaps and take their rack and pinion off. Probably get a new(used) one for $100 and install it yourself no problem. Getting that thing repaired will probably cost a lot more.

Is this an issue where I would have to buy a completely new rack?
