4Runner Value question

I was thinking about trading my 2000 in for a new 4th generation Sport edition. Something is confusing me though.

I was looking up the value on Nadaguides and then i went to go check out KBB.
Can you guys do me a favor and make sure i'm doing this right? There's a HUGE price discrepancy when i do it.

At www.nadaguides.com

I put in
Limited 4x2, 78000 miles, Add running boards, Add tow hitch, power moonroof.

The "trade-in" comes out at $17,225 & $20,225 w/ avg retail.

However, with KBB value,
I added in premium sound, dual power seats, moon roof, roof rack, and tow package. Even in "excellent condition it comes out to be $12,775.

Did i do this right? Or am i missing something here?
I mean... $5000 is a huge discrepancy. I'd love to get $17,225 on my trade in lol. The insurance companies all use Nada-guides as a guide.

If you guys can clue me in. Also how much do you think the "real world" trade in value is? or the "real world" private party value?

Just go to autotrader and see how much 4runners are going for. So you got a feel of the price range.
