I'll try the grease first though see how that goes. You think any kind of grease would do? If you don't mind will you let me know the specifics for the kind you have been using successfully?

Yep mine is worse. Not too much worse though. I am glad to fix it now, before I end up with a hole in that "rub plate". I cleaned some of the rust off with a wire brush, and added some brake grease I had laying around. It seemed to fix the problem for now. Thanks for all the help.
