Tacoma power window squeal

I recently replaced the window regulator assembly on my 2000 Tacoma Pre-Runner (power windows). At first everything was fine, but then it began to 'squeal' as the window went up and down (reminds me of fingernails on a chalkboard). With the window up, I put some soapy water along the bottom and the temporary lubrication ended the squeal, but of course it quickly returned. It's gotten so bad now that the window is actually sticking and I have to pull it up to get the motor to push it up all the way. What did I do wrong and how do I correct it before I burn out the motor?

When you replaced things you did lube every thing again before reassembly??

What made you decide to change the regulator??

Get things installed correct??

Are you sure the motor is not getting tired??

Wyoming9 - Thanks for the response. Yes, when I replaced the regulator assembly (which needed to be replaced because of a broken gear tooth that prevented the window from going up), I lubricated everything that I presumed needed to be lubricated. It's not the first time I've had to take that door apart - in the past I've replaced the window motor and the door latch assembly. I was told NOT to put any type of lubricant on the window tracks or the bottom weather-stripping. The gentleman at the auto parts store said it was probably an alignment issue, but I'm not aware of any adjustments that are possible.

For what it is worth I spray the tracks quite often with silicone spray

The weather stripping as well

At the least every oil change but most times more often
