M/T rear seal leak?

M/T rear seal leak?
95 4runner V6 4x4 M/T.........
seems theres gear oil leaking from the top of the tranfer case shifter (i havent taken off the shift boots yet to get a closer look).
i heard somewhere that this is caused by a bad rear seal on the tranny leaking into the tranfer case. anyone heard of this?
(im gonna try to check on the tranny oil level after work to get a better idea if this is indeed the case)
if thats the case can i unbolt the transfer case and replace the seal or do i have to drop the whole tranny first then do it ??
