95 manual transmission shifter leak?

I just made a replacement leather shifter boot for my runner and decided to go ahead and replace the shift lever seat and bushing while I had it apart. When I got the rubber boots off I noticed that there was gear oil up by the shift levers where they go into the transmission (mostly by the 4x4 shifter). Is there a seal that I can replace to stop the leakage? The only problem I have is the smell of gear oil from time to time while driving.

And by the way, if you have any slop in shifting I highly recommend doing the seat and bushing replacement……..

All of mine have always eventually been pretty oily around there. IIRC there is a vent right by the shifter on top there. Maybe thats where it comes from.
