Anyone in the PHX area interested in fabricating their own designs?

I'm doing some business development for a client of mine and he has about $70k worth of various machine shop tools and the work space needed to start a successful machine shop or metal fabrication business available in the downtown Phoenix area. I'm soliciting ideas to get this equipment in use doing machining or fabrication work. This would be a perfect opportunity for someone who has experience as a machinist who has always wanted to do his/her own thing but doesn't have the money to invest in the equipment and real estate. We are open to employing a person to run the machines or partnering with someone who has designs and ideas for products to build.
We are not married to any specific type of production at this time but we're strongly considering products in the firearms and automotive industries. Specifically, rifle barreling (custom work), suppressors, rails, and prototyping various parts. On the automotive side we'd also be interested in fabricating parts for the 4WD community -- bumpers, armor, sliders, etc. We're also also open to other ideas and recognize that each person with an idea will bring their own set of experiences and relevant expertise with them to this endeavor.

The space is air conditioned and the power to the building was upgraded last year specifically to accommodate the output needed to run this equipment. We just need to put it to use.
