Gas Mileage HELP

I need some advice I am not a mechanic just love my 88 4 Runner 22R. It's a 5 Speed all I have done is Plugs, Oil Change and Mass Airflow Sensor. I noticed a bad exhaust leak and noticed lots of power loss. I started watching the gas mileage and noticed I am getting maybe 9 or 10 MPG I do have larger tires on the Runner but thats it. Where should I start doesn't this seem terribly low MPG? Respond to post or Timetradernc@gmail.com. I just need to know where to start before I send it to real mechanic or sell it Ha Ha!

An exhaust leak will take away power and gas mileage.
