Las Vegas people- where are the best areas to live and invest in Vegas?

Hey Nevadans,

My mother is interested in investing in some property and later, living there when she retires. Where is the best areas to live in terms of safety, investment potential, etc? Can anyone of you guys tell me where the top 3 areas (safest is key) are? And the 3 least desireable?

I don't live in Vegas, but my bother does.

Best place to live: Summerlin
My brother has a condo out there. Nice area, low crime, lots of places to shop. The area is booming, lots of building up there and the $ of land has shot up. My brother bought his condo for $115k 6 years ago, and his neighbors are selling theirs for over $200K.

My aunt just built a house in Northern Las Vegas. From what I heard from my brother and Aunt, it is not as nice as Summerlin, lower income area, but it is also growing fast.

Henderson is also growing fast, and would be worth looking in to.

i took a look at two places down in the southern part of vegas but i dont know what it was called. one was a KB home going for $265k.
